Custom Home Builds
Fully custom homes designed around how you live, built by our own crews from the ground up.
Paint Lick is east of Lancaster on KY 52, right where Garrard County meets Madison County along Paint Lick Creek. Whitis Contracting builds custom homes, barndominiums, pole barns and additions across this end of the county, including Point Leavell and Lowell. We are a family-owned Central Kentucky builder, and our own crews handle the site work, framing and build.
Most of what gets built around Paint Lick sits on acreage: a new house on family farm ground, a barndominium with a shop bay, or a pole barn for equipment and hay. Those projects start with the land. We clear brush and trees, cut in the driveway, and grade the pad with our own equipment, so there is no waiting on a separate excavation company. Paint Lick Creek forms the county line here, and properties near it get extra attention on drainage and where the house sits. This is also the home ground of Bradley Kincaid, the folk radio pioneer born at nearby Point Leavell.
From bare land to a finished home, here is what we take on in Richmond and the surrounding area.

New homes in Garrard County are permitted through the Garrard County Building Inspector on the Public Square in Lancaster. A new house goes through four inspections: footer, framing, insulation and final. We schedule each one and keep the job moving between them.
Most lots outside Lancaster's sewer lines need a septic system, and in Garrard County the order matters. The Garrard County Health Department does a soil evaluation on the lot, and it is smart to have that done before you buy. The site suitability report then goes to the county building inspector before a building permit is issued, and the septic system has to be installed and approved before you move in. We plan the house, the driveway and the septic field together so the lot works for all three.
A clear, fixed price up front, so your budget holds from the first meeting to the final walkthrough.
