Custom Home Builds
Fully custom homes designed around how you live, built by our own crews from the ground up.
Bryantsville sits north of Lancaster on US 27, in the stretch of Garrard County that runs toward the Kentucky River and Herrington Lake. Whitis Contracting builds custom homes, barndominiums, additions and pole barns here, and we do the excavation and land clearing ourselves with our own crews and equipment. We are a family-owned Central Kentucky builder.
Land around Bryantsville ranges from open farm ground along US 27 to wooded, sloped lots near Herrington Lake and the Kentucky River. Those lake and river lots are some of the best views in Garrard County, and they usually need the most work before a foundation goes in: trees cleared, a driveway cut in, and the house pad graded so water moves away from it. Because we run our own excavation equipment, that site work is done by the same company that builds the house, on one schedule. The area has deep roots too. Camp Dick Robinson, set up here in 1861, was the first Union military base south of the Ohio River.
From bare land to a finished home, here is what we take on in Richmond and the surrounding area.

New homes in Garrard County are permitted through the Garrard County Building Inspector on the Public Square in Lancaster. A new house goes through four inspections: footer, framing, insulation and final. We schedule each one and keep the job moving between them.
Most lots outside Lancaster's sewer lines need a septic system, and in Garrard County the order matters. The Garrard County Health Department does a soil evaluation on the lot, and it is smart to have that done before you buy. The site suitability report then goes to the county building inspector before a building permit is issued, and the septic system has to be installed and approved before you move in. We plan the house, the driveway and the septic field together so the lot works for all three.
A clear, fixed price up front, so your budget holds from the first meeting to the final walkthrough.
